What AI gets wrong about communities like yours
Things to check in the answers about you. The evidence explorer keeps the full text of every answer, so your team can read exactly what was said.
Pet policy
Check whether AI states the right weight limits, breed rules, pet count, pet deposit and pet rent. An outdated answer either turns away a renter you would accept or sets up a hard conversation at the leasing desk.
Fees and total monthly cost
Check whether AI leaves out required monthly fees (trash, amenity, parking, utilities) or quotes an old application fee. Renters compare total cost, not just base rent.
Amenities by floor plan
Check whether AI says every home has in-unit laundry, a balcony or a garage when only some floor plans do, or lists an amenity that has closed.
Parking and EV charging
Check whether AI says parking is included when it is extra, gets garage availability wrong, or misses the EV chargers you installed.
Move-in specials
Check whether AI repeats a concession that ended months ago. Prospects expect it at signing.
Availability
Check whether AI says you have units open when you have a waitlist, or says you are full when you are not. Link renters to your live availability page instead of letting a stale answer decide.

Run the renter questions for each community and read the answers
Ask the questions above in ChatGPT, Claude, Gemini and Perplexity using each community's neighborhood and city. Record which communities are named and every statement about yours: pet policy, fees, parking, specials, availability.
Publish the facts renters ask about in plain text
On each community's site: the full pet policy with limits and costs, every required monthly fee, parking options and prices, laundry and other amenities by floor plan, and a link to live availability. Plain HTML text, not icons, images or a PDF.
Make every listing say the same thing
Update your Google Business Profile, each listing site, and your property management system's syndicated feed so pet policy, fees, amenities and specials match your site. Remove expired specials everywhere they appear.
Answer location and feature questions on your own pages
Add plain descriptions of what is nearby and how far: walking time to the nearest station, drive time to major job centers, which floor plans have which features. Describe the property and the location only, and run it past your fair housing review.
Check again after two to four weeks
Rerun the same questions and compare with your first notes. Send any wrong facts you still see to the community managers so leasing teams can correct them on tours.
